No. 93 Residential Building

Tehranpars No. 93 is considered one of our office’s earliest projects. It was the kind of project in which the client, shortly before construction or even during the execution phase, decides to revise the plans and give the building a more attractive facade.
Projects of this kind are usually not particularly appealing, and declining them is often the first option that comes to mind. This time, however, we decided to see what could be achieved with already approved drawings, a confirmed structural system, and a limited budget. The client’s condition was that the construction cost should not exceed the typical budget of the surrounding buildings.
Unlike our usual projects, this time we did not begin with the initial plans; instead, we started from the point at which the client had already arrived. The design process therefore began with the facade and was then extended to the rest of the project. By relocating the kitchen on one of the floors and redesigning the plan, we tried to introduce greater variation and movement into both the facade and the layouts.
On the facade, the windows were taken beyond conventional dimensions and proportions, and woven screens, inspired by the traditional facades of old Tehran, were added to them. These screens can be raised and lowered electrically and are replaceable. The interior design also followed the same formal concept that shaped the facade, while greenery was incorporated in a way that makes it visible from both inside and outside.
The final result is still some distance from what we would consider ideal; however, compared with the project that was originally going to be built, we came to realize that even non-ideal projects can sometimes be satisfying.
